At some point you may need to consider replacing your roof.
The life expectancy of a roof depends on many factors that include the roof design, the weather, as well as the quality of installation and long-term care and maintenance.
As well as the weather and the level of maintenance the length of life of a roof can also depend on the type of roof you have as well. For example
Slate Tiled Roofs - In most environments, slate tiled roofs will last at least 125 years and even up to 200 years
Tiled Roofs - A roof with Tiles made from clay concrete should be a minimum of 60 years - longer if well maintained. But will probably have a shorter lifespan and may need replacing after 40 year period
Flat roofs - Flat roofs usually come with a 10- to 20-year warranty but the roofs can last 25 years if properly installed and maintained.
Your roof may need replacing if:
Missing, Cracked or Loose Roof Tiles
Gutters and Drainage damaged
Damp in Rooms
You should not replace a roof with a different type of tile e.g. don't replace replacing a slate roof covering by a concrete tile covering without consulting a structural engineer first.
